  • An income tax-free death benefit – The death proceeds of a whole life policy are generally received income tax-free by the beneficiary.
  • Tax-deferred cash value growth – Policy cash values, including the cash value of any paid-up additions, accumulate on a tax-deferred basis.
  • Tax-advantaged distributions – Policy dividends (which are not guaranteed) and any partial surrenders of cash value are received as a return of cost basis first and gain last.
  • Death Benefit Plan – Avoiding Probate

In addition, borrowing from the policy will not result in taxable income, as long as the loan is repaid with out-of-pocket payments while the policy is in force, or it is repaid from the policy proceeds at death.

National Home Buyers,LLC is another business in own and created in 2003.  In this business I set my focus on my $20k Rent Ready Properties offering Joint Venture investments on a national level.  I provide my investors approximately 18% return on their investments within 12 months and 100% return within 6 years when the properties are paid off from the rental income.  I teach his investors how to do this tax free through self directed IRA’s (Individual Retirement Accounts).  I also teach my tenants how to obtain no money down, low interest loans through NACAto purchase the rentals.  In some cases section 8 will even make their mortgage payments.

Daniel Butterfield is an accomplished professional with more than 15 years of real estate investment experience. With a degree in Mechanical Engineering from the U of MN IT, he has utilized his detailed-oriented expertise of an Engineer to his advantage. In 1997, Daniel has turned his business acumen toward distressed non-traded asset investments. This included an active business with a focus on residential real estate investments and built-in exit strategies for these properties ranging from one month to two years. His capabilities run the gamut from IRA/401k investments, loan origination, property management, repair and remodeling, real estate contracts, credit repair, global outsourcing, web development, marketing and integration of package software.
